The process begins when the need to manage an estate and possibly sell a property arises. This is the initial phase where necessary preparations start.

2. Establish Probate Value
The next step is to determine the value of the estate, which is required for the probate application. This involves valuing assets, especially any property.
3. SellTogether Works
During this phase, SellTogether steps in to handle all necessary renovations. We self fund the work required to maximise the property's value and ensure it’s market-ready.
4. IHT Clearance
Inheritance Tax (IHT) clearance is sought from HMRC. This step ensures that all tax obligations are addressed before the estate can be distributed or the property sold.
5. Grant of Probate
Once IHT clearance is obtained, a grant of probate is issued. This legal document gives the executor the authority to manage and distribute the estate.
6. Sell House
With probate granted, the property can now be officially sold. This final stage completes the process.
